Frequently Asked Questions
We know selling your home for cash can be a new experience. Here are straightforward answers to the most common questions we hear.
Will you list my house on the MLS or buy it directly?
We are direct home buyers, not listing agents. We do not put your property on the MLS. Instead, we evaluate your home and, if it’s a fit, make a cash offer to buy it ourselves.
What types of homes do you buy?
We buy houses, townhomes, and small multifamily properties in many conditions—updated, dated, or needing repairs. We also look at properties with issues such as late payments, liens, or problem tenants.
How do you decide what to offer on my house?
We review the location, property condition, needed repairs, and recent comparable sales in your area. We also consider what it will cost us to renovate and hold the property. Based on that, we make a clear cash offer that works for both sides.
Am I obligated to accept your offer?
No. Requesting an offer is free and does not obligate you to sell. You can take your time, compare options, and decide what’s best for you.
Can you buy my house if there are liens, judgments, or a pending foreclosure?
In many cases, yes. We regularly work with properties that have tax liens, judgments, late payments, or are already in the foreclosure process. We coordinate with the closing attorney or title company to understand what is owed and how it will be handled at closing.
Do I have to pay fees or commissions?
When you sell directly to us, there are no traditional listing commissions. You may have standard closing costs, which are shown clearly on your settlement statement, but there are no hidden “junk fees” from Time Balance Solution.
Do I need to clean or make repairs?
No. We buy homes in “as-is” condition. You don’t need to paint, repair, or fully clean out the property. Just take what you want to keep; we can handle the rest after closing.
How fast can we close?
Many sellers choose a closing date between 10 and 30 days from agreement, depending on title work and their move-out plans. If you need more time, we can usually be flexible.
What if I already have an agent?
If you’re currently under a listing agreement with an agent, we recommend you speak with them first. In some cases, we can still purchase your home, but your agreement with your agent will control how commissions or fees are handled.
What areas do you serve?
We are based in Charlotte and focus primarily on properties in North Carolina, with an emphasis on Charlotte and surrounding areas.
